Topic-icon Getting into the Dubai property market

Been saving up and I am finally ready to buy a place in Dubai, but the whole process feels like a minefield. There are so many developers and areas over there, and I keep hearing different things about freehold zones and service charges. How do I even begin narrowing down the search without getting completely lost?

The first thing to lock down is whether you are buying to live in or as an investment, that splits the whole search into different areas and different math. Freehold zones are the only option for overseas buyers, and service charges vary hugely between communities. You can browse a solid overview of Dubai real estate listings here atvir.com/ . It pulls options from multiple sources so you get a feel for pricing across different neighbourhoods. Always check the completion date on off-plan purchases, delays are common and your capital sits locked up while the handover keeps sliding.

Spend a week renting an Airbnb in any community before you buy there. A building that looks perfect on a Thursday afternoon tour might sit directly under a flight path or have construction noise starting at six in the morning, and you only catch that by sleeping there.
